Is your real estate agent a specialist or a generalist?

An important topic that we recently discussed on our latest episode of The Insights Lounge with Nathan Najib, was the importance of working with an agent who specialises in an area. By focusing on a particular location, an agent can quickly identify potential buyers, be aware of comparable properties on the market, and recent sales. This knowledge helps establish a solid foundation for marketing and selling a property. Moreover, being familiar with the local area is advantageous for effective marketing and providing information to potential buyers who are new to the area.

Your generalist real estate agent won’t understand the importance of this, but we believe that the statistics speak for themselves. As most of you will know, Nathan specialises in West Melton and we will be soon releasing our 6 monthly West Melton Market Report, which includes some great numbers. Over the past 6 months, the average days on the market for properties in West Melton has been 68. Najib’s average days on the market was only 17.5. The median sale price was $1,102,500 compared to Najib’s median sale price of $1,167,500. These numbers demonstrate the benefits of knowing the area, understanding the market, and leveraging that knowledge to one's advantage.
