When people talk about buying a house in New Zealand, the conversation often starts with Auckland prices. But Christchurch deserves far more attention.

Christchurch has gone through enormous change since the earthquakes, and the city today looks very different to the Christchurch of 10 or 15 years ago.

The central city is stronger. Infrastructure has improved. New developments have reshaped key areas. The One NZ Stadium is adding another major layer of confidence to the city. Hospitality, business, retail, education and lifestyle options are all improving.

That matters for property.

Strong cities attract people. People create demand. Demand supports house prices over time.

Christchurch is not “cheap” in the way it once was, but compared with Auckland and many parts of Wellington, it still offers better value for money, especially for families wanting space, schooling and lifestyle.

Christchurch House Price Growth After COVID | Peak Of The Market

Christchurch house prices moved strongly after COVID, just like the rest of New Zealand.

In 2019, the median house price in Christchurch was around $456,250. By 2025, it had increased to around $688,944.

That is a major shift.



The important point is that growth has now cooled.

That is not a bad thing. In fact, it may be healthy.

During 2021 and 2022, house prices were moving faster than household incomes. That created affordability pressure. But since then, Christchurch has become more balanced.

For buyers, that means the market is not running away at the same pace. For homeowners, it shows Christchurch has still held up well compared with more volatile markets.

Depending on your preference whether you want to send your kids to private schools or public, there are heaps of options in Christchurch.


 

2026 Christchurch Suburbs | Where To Buy In Christchurch?


West Christchurch


West Christchurch is one of the most established and desirable parts of the city, known for strong school zones, premium streets, larger homes and long-term land value. Fendalton is the standout blue-chip suburb here, with a current median sale price of $1,690,000, offering access to some of Christchurch’s most sought-after schooling, Hagley Park, Riccarton, Merivale and the central city. For buyers focused on education, location and long-term property strength, the west side remains one of the strongest areas in Christchurch real estate.


North Christchurch

 


North Christchurch offers a strong mix of premium living, central convenience and practical family suburbs. Merivale, with a median sale price of $1,360,000, is one of Christchurch’s most prestigious areas, offering high-end homes, townhouses, boutique shopping, private schooling nearby and excellent access to the CBD. St Albans, with a median sale price of $822,000, gives buyers a more varied mix of character homes, townhouses and family properties close to Merivale and the central city. Further north, suburbs like Papanui, Redwood, Mairehau and Belfast offer more affordable family living with good shopping, schools and transport links.

 


South Christchurch

 


South Christchurch is one of the best areas for families, especially for buyers wanting school zones, established neighbourhoods and access to the Port Hills. Cashmere, with a median sale price of $1,030,000, is one of the city’s most desirable hill suburbs, known for views, walking tracks, character homes and Cashmere High School zoning.

Somerfield, with a median sale price of $733,000, offers a more affordable family option nearby, with established homes, good schooling access and strong owner-occupier appeal. The south side is ideal for buyers wanting lifestyle, schooling and proximity to central Christchurch without losing that relaxed residential feel.


East Christchurch


East Christchurch offers some of the best affordability in the city, along with strong lifestyle options near the coast. New Brighton, with a median sale price of $583,000, is one of the most interesting suburbs on the east side because it offers beachside living, the pier, He Puna Taimoana hot pools, local cafes and long-term regeneration potential at a much more affordable price point than Sumner.

While the east is mixed, suburbs like New Brighton, Woolston, Richmond, Linwood and Phillipstown give buyers affordable entry points into the Christchurch property market, while Sumner offers a premium coastal lifestyle.


Selwyn Region | Fastest Growing Region


Selwyn has become one of the strongest lifestyle and family growth areas near Christchurch, especially for Kiwis relocating from Auckland, Wellington or other parts of New Zealand who want more house, more land and better value for money. Rolleston is roughly 25 to 30 minutes from central Christchurch and around 20 minutes from Christchurch Airport, making it practical for commuters while still offering a more spacious, modern lifestyle.

The area is known for newer subdivisions, larger family homes, double and triple-car garaging, good sections and modern builds that would often cost significantly more in Auckland or Wellington. Rolleston also has strong family infrastructure, including Rolleston College, which opened in 2017 and is positioned as a modern, future-focused secondary school. The Selwyn Sports Centre in Rolleston is another major drawcard, with an 8,000m² indoor sport and recreation facility beside Foster Park, the Selwyn Aquatic Centre, sports fields and walking paths.

For buyers wanting a modern family lifestyle close to Christchurch, Selwyn offers some of the best value in the wider Canterbury property market. Rolleston, Lincoln, Prebbleton and West Melton all appeal to different buyers, from first-home families wanting newer homes through to premium lifestyle buyers wanting larger sections and more space.


North Canterbury


North Canterbury offers a quieter, more spacious lifestyle while still keeping buyers connected to Christchurch. It is especially attractive for families, retirees, lifestyle buyers and national buyers moving south who want more room, a stronger community feel and better value compared with larger New Zealand cities.


 

Christchurch continues to stand out as one of New Zealand’s most attractive property markets because it still offers a rare mix of affordability, lifestyle, school zones, infrastructure growth and long-term upside.
